Legal basis
By concluding the accommodation agreement (booking and checking in), the guest agrees to these house rules and undertakes to follow them.
These rules form part of the accommodation agreement under Section 2326 et seq. of Act No. 89/2012 Coll., the Civil Code.
Operating and accommodation rules
Upon arrival, the guest must present a valid ID card or passport.
The apartment keys will be handed over in person, or left in a lockbox with an access code as agreed in advance.
Check-in is possible from 4:00 PM. The operator is present on-site until 4:00 PM, otherwise by arrangement.
If the guest does not arrive on the day of arrival, the booking is cancelled and the apartment may be offered to another guest.
The guest must depart by 11:00 AM on the last day of the stay at the latest.
Each apartment is assigned one parking space marked with the same number as the apartment.
Bicycles and skis may only be stored in the designated area.
The exterior of the property is monitored by a CCTV system.
The guest is solely responsible for valuables, money, and other valuable items.
Guests’ belongings must not be left in common areas.
Guests may not move furniture or interfere with the electrical wiring or other equipment.
Wi-Fi and internet TV are available. Login details will be provided on arrival.
Downloading illegal content from the internet is prohibited.
Guests must keep the premises clean and tidy and change into indoor footwear.
The apartment inventory should be checked upon arrival. Any discrepancies must be reported immediately.
Personal electrical appliances, except those intended for personal hygiene, are not permitted.
Only registered persons may occupy the apartment.
Visits by persons not staying at the property are not permitted without the operator’s consent. The operator is entitled to verify the number of people staying in the apartment.
Violating this rule may be grounds for ending the stay without compensation.
Staying with a pet is only possible after prior notice and payment of a fee according to the current price list. The pet owner is liable for all damage caused by the animal, both in the apartment and in the common areas of the property.
The kitchen must be cleaned before departure, dishes placed in the dishwasher, the fridge emptied, and trash taken out.
Do not flush wet wipes, diapers, or other items down the toilet.
When leaving, electrical appliances must be switched off, lights turned off, windows closed, and the apartment locked.
Trash must be sorted into the bins in front of the house.
Children under 10 may not be left unsupervised in the apartment.
Smoking, including e-cigarettes, and handling open flame is prohibited in the apartments.
Smoking is only permitted in designated outdoor areas.
Quiet hours are set from 10:00 PM to 7:00 AM.
Guests should behave considerately in common areas.
The grill may be used according to the operating rules.
In case of defects or malfunctions, the guest must contact the operator by phone at +420 770 333 965 (property manager).
Additional legal provisions
The guest is liable for damage caused by themselves or their companions (Section 2900 of the Civil Code).
Fire safety regulations and an evacuation plan apply on the property pursuant to Decree No. 246/2001 Coll., on fire prevention. The documents are available for inspection from the operator.
In the event of a breach of the house rules, the operator has the right to end the guest’s stay without compensation.
Lost keys will be charged according to the actual cost of replacing the lock or access system.
An undeclared pet, or a pet for which the fee has not been paid, is considered a breach of the house rules and may be grounds for ending the stay without compensation.
Guests’ personal data is processed in accordance with the GDPR regulation solely for the purpose of fulfilling legal obligations (e.g., foreign national registration).
Guests have the right to request information about the processing of their personal data.
Guests must familiarize themselves with these rules upon arrival and comply with them.
